Greystoke Lodge Residence Rules and Guidelines

Parking Space

Residents:

Parking spaces are available for rent based on allocation policy.

There are 21 car parking spaces in the Greystoke Lodge forecourt supporting 42 flats in the building.

Car parking spaces have been issued to leaseholders on a perpetual basis with an annual service charge. 

Visitors:

Visitors are not allowed to park temporarily without visitor’s permit. Alternatively you can park in the Greystoke Gardens road on the left side of the parking. 

Parking Allocation Policy

To introduce more effective management of residential car parking spaces and car park occupancy we will be changing the leasing arrangements for parking spaces as follows.
Colin Bibra maintain a waiting list for those waiting for car parking spaces. Parking spaces will be leased on an annual basis, adopting the following prioritisation:

  1. Owner-occupiers: leaseholders whose primary residence is in Greystoke Lodge
  2. Resident tenants: residents living in the building under a tenancy agreement
  3. Landlords: leaseholders who let their flats

This is allowing tenants to directly lease spaces rather than via their landlords,
and removing the perpetual lease of spaces through annual agreements.
Additionally, where there are unused spaces we can consider the option of establishing a process to provide limited visitor parking.

Recycling and Rubbish

Residents are encouraged to recycle and dispose of rubbish responsibly, black bins needs to be located inside the black sheds. 

Please separate recyclables from general waste and put them to the recycle bins infront of the sheds. 

Do NOT leave large items or unwanted stuff like piece of furnitures ourside or by the road. 

Do NOT  leave your unwanted stuff by the enterance with a note “take me”, Instead, take a photo of the item and share it on our WhatsApp group.

Arrange with Ealing Council to collect your unwanted stuff for disposal. Failure to comply with this  rule will result in a fine of £100 charged to the leaseholder of the flat .

Communal Areas

Cleanliness

Common areas must be kept clean at all times. Residents and their guests should not leave any items, even temporarily, in these spaces. This rule is essential to prevent fire hazards and maintain a pleasant appearance.

Prohibited Items

  • Doormats
  • Shoes or Shoe Racks
  • Bin Bags
  • Bikes

Attention

If you don’t follow these rules, you could be fined £100, and this fine will be given to the person who holds the lease for the flat. It’s important for all residents, whether they own or rent their flat, to make sure that their guests or builders follow these rules too.

Building Works

Just a friendly reminder to keep things neighborly when you’re doing any building work or renovations.

Please keep noise levels to a minimum between Monday and Friday, from 8 AM to 6 PM, to respect your neighbors’ peace and quiet, specialy for those working from home. 

Additionally, we ask that all residents take responsibility for the proper disposal of waste generated during these activities. Under no circumstances should materials be disposed of in front of the entrance or by the bin sheds.
